What’s your maintenance calories?

Many ask me this. My answer would be I don’t know. I do think the act of counting calories & tracking is important in the beginning but not at my stage right now
.
In 2015, with calories deficit & flexible dieting, I was able to obtain a visible 6 packs but then again I would often feel tired although I can eat whatever I want. I wasn’t able to perform at my best too be it training or at work
.
I wanted to look shredded but still perform and be full of energy and I was told that being too lean was impossible to do so. That eventually led me to embark on my quest to find the perfect solution for me. To stay shredded, strong and able to thrive in both training and work. I finally discovered this unique and high level approach when it comes to eating which is treating food as information to the body
.
5 years later today, I’m stronger than I’ve ever been (still getting stronger), lean all year round, heathy on the inside, outside and best of all able to perform at 💯 across all areas in my life (training, work & relationship)
.
I think that’s the most practical solution in today’s world and I want to share this with whoever that wants to be part of this. My way of the eating is more than than dieting. It’s a way of eating for thriving in the world today.

Summary of the four major real estate market conditions in the third quarter
October 17, 2020

The property market in Phnom Penh in the third quarter of 2020 continues to be under pressure from the Covid-19 outbreak, but has seen a significant improvement, especially compared to neighboring countries.

CBRE Cambodia Real Estate Agent summarizes and analyzes the following four major real estate market conditions:

Condo
The supply of condominiums increased by 3.97% compared to the same quarter last year. This quarter, there is only one completed project that adds 828 units to the supply market. Separately, there are three new projects for sale: Urban Village 2, Arakawa Phase II and Yuetai Harbor Bay, which will add at least 2,000 units to the market after construction.

The selling price is reduced by 1% for high price condos, 1.4% for medium price condos and 1.2% for affordable condos. Rental prices, meanwhile, fell slightly by 2.88% for high-end condos and 1.71% for mid-range condos. This decline is due to the decline of foreigners in Cambodia.

The report also outlines a four-step strategy to revitalize the condo market, including 1) focusing on local buyers through new marketing strategies, 2) changing prices more appropriately and building to suit demand, 3) reshaping units. New and more innovative and 4) waiting for international buyers to come back.

Borey

Borey is the only sector that remains strong despite the Covid-19 crisis, seeing prices rise steadily. This quarter, 18 new projects were opened and 4 projects were completed.

Compared to the first quarter of 2020, sales prices increased from 3.4% to 12.5%, 5.4% for business houses and 9.2% for twin villas. In particular, although prices continue to rise, individual project owners are still rushing to market to attract customers.

In addition, CBRE also introduced recovery strategies for developers, including continuing to provide promotions, accelerate construction, and focus on developing affordable and affordable housing.

Office

The office market remains under pressure from the Covid-19 crisis, with supplies of more than 50,000 square meters postponed until 2021. There are no new sales openings this quarter, but three completed projects that add 30,000 square meters to the market. The three projects include TK Central, The Point and Sayon Phnom Penh.

Single-office office rental rates fell 8.9% compared to the same quarter in 2019. Rental prices decreased by 6.3% for urban locations and 9.4% for suburban locations.

Separately, the co-ownership office has two projects that have just been announced for sale: Duan Benrich Tower and Odom Tower.

Marketing strategies for project owners include flexible contracting with tenants, diversifying supply, modernizing market trends and improving the local environment. Office.

Retail market or supermarket

Supermarkets remain the hardest hit by the Covid-19 crisis. According to Google Mobility Tracker (February 17 to August 20), the current market situation is 11% below the base level. The vacancy rate was 10.97%, an increase of 0.77% compared to the same quarter last year.

Two new projects have been completed, 312 Quayside Mall in Daun Penh and The One Mall in Chamkarmon, in addition to the existing supply of more than 21,800 square meters, an increase of 6.1%. Rental prices, on the other hand, are stable or fall slightly depending on the type of market.

The strategy for restoring the market is to improve the marketing strategy at an early stage and increase new experiences and unique options for future customers after Covid-19 calms down.

Hi all!

In this episode I travel from Ipoh to Cameron Highlands to stay for 2 nights. However the weather was a disappointment as the weather was cloudy for most of the time, especially during the golden hour! Hence no sweet golden hour footage in this video.

I went exploring the Boh Tea centre Sungai Palas, Lavender farm, exploring the tea valley, and flew the drone over the golf club.

Again, the edit did not go with the initial planned shots. As I watch more content from other filmmakers, the style that I want to pursue eventually shifted from one to the other. I am still in very early stage of filmmaking, I do hope I can find my own direction in this YouTube space.

Monday Vlogs are officially back!

Season 2 summary. I'm getting ready for my second comp.

I'll be honest, as I got into this second comp, I feel laxed, while my mind is not in state of where I MUST DO this, because I'm looking at other priorities in life. Work is not to say becoming stressful, rather more bountiful and I don't have time to waste. With that out notion out there, thats why I need to BE SPECIFIC with my comp goals this round.

To get top 5.

Hence this season is called Journey to Top 5.

The great thing is, me and my coach Ben don't have to start from ground zero. I think we have a better understanding of how my body is reacting to macros but there's always room to experiment.

This week, my calorie count is at 1600. I've dropped my carb count from 70-75g to 60g and amped up my Protein. I honestly feel with that minor tweak, the body has changed a bit such as my upper abs are showing A LOT more to my delight. Truly amazing what small changes can do to your body.

I highly encourage anyone, to try out flexible dieting and looking at macros if they want to understand more about their body. It is tedious and can make one obsessive but once you get the hang of it, it's not hard. Just like anything it's about adapting.

Ohhh and for the first time, big thank you to my Mama Beast Jacqie, she let me try out a stage bikini. I apologize that I didn't get to show it in full, but hey think of it as a surprise la.

Overall I'm happy with the fast changes thats happening at the start of the prep.

The one thing I'd love to get better on.. is to get better! The flu and sinuses still ail me. i hope it goes away soon. Terrible bug going around and the whether isn't helping. One moment hot, the next moment it's cold, like WTF mother nature.

Time to get serious, didn't have a refeed yet till my coach says so. Not going insane on the brain, as long as I am clear with what I need to do, my mind and tummy won't deviate. All has been good so far in that sense.
